Insights
what is worth arguing, and why only we canFor an owner who is selling to buy, the money is made or lost in the gap between the two deals — not in the headline price of the sale.
killedreframedraftOnly we can say it: A competitor's provable record is a list of prices achieved on one side of a deal. SHE's is households transacting repeatedly across both sides over more than a decade — an 11-year buy-and-sell relationship, and a documented sale followed two months later by a negotiated purchase for the same clients. Repeat two-sided history cannot be assembled retroactively or bought with advertising; an agent who has been on one side of many deals has no version of this to show. The 13-year span across investment, residential and commercial, plus overseas markets, is what makes the second half of a move serviceable rather than a promise.
Critic: The 'sell to buy' timing/gap risk is a table-stakes real estate concept — virtually every agent who does concurrent transactions markets around bridging, timing the sale and purchase, or negotiating on both sides. The ownability claim leans on testimonials that show competence, not a mechanism a competitor structurally cannot replicate; any agent with a handful of repeat two-sided clients (which is common in relationship-driven brokerages) can make the identical claim. This is competitor-imitable positioning dressed up as proprietary mechanism. Could be run unchanged by: Any full-service residential brokerage that handles both buy-side and sell-side transactions for the same client.
7 constraints on how this may be written
- — Do not lead with '$330 million' or '215 properties' or 'top-rated realtor' — these are credibility and table stakes in this category and earn nothing as the idea.
- — Do not promise a record price, a specific sale price, a specific discount on a purchase, or any guaranteed price outcome — the 'record high' language belongs to a client's testimonial about one deal, not to us.
- — No comparative claim about other agents' repeat-client rates, tenure or single-side bias: no market fact supports a number, so argue the structure of the incentive, not a statistic.
- — Property is a rare, high-consideration purchase — do not write present-tense personal panic or manufactured urgency about the reader's own situation.
- — Do not publish or imply average price per property derived by dividing $330 million by 215; it is arithmetic we have not approved as a positioning claim.
- — Do not reuse the anonymised decision-trail / deal-paperwork proof device already argued in this market.
- — Do not name testimonial clients beyond what the approved quotes already state, and do not embellish either quote.
Angles
an angle and one copy variant must both be approved before anything generates+ Write one by handOne agent for both ends of your move — the sale and the purchase after it
bofdraftAsk this before you sign with any agent: who is negotiating my purchase?
Your profit is the gap between your sale price and your next purchase price
mofapprovedgeneratesThere are two prices in your move. Most owners only ever hear about one of them.
